1) Park Over Highway 400 (Hub404)
A one-of-a-kind, urban “crown jewel” plans to open over Georgia 400 in 2025. The first transit-oriented park in the country, otherwise known as Hub404, will be a resource that’s achievable to build and engineer within about five years. The volunteer organization, Hub404 Conservancy Inc., has begun kicking off its efforts towards fundraising and generating public support for Buckhead’s highway-topping park.

The park, totaling nine acres of green space, will be placed on top of the Buckhead MARTA station and will span about a half-mile between Peachtree and Lenox roads. The pedestrian bridge that is currently over highway 400 will bisect the greenspace.

2) The Financial Submarket
Buckhead has the reputation of being a banking and professional services neighborhood, with financial giants like Morgan Stanley expanding for a second time in over a year in the Terminus 100 building. Other financial services headquarters like Ameris Bank and Cadence Bank are continuing to prefer Buckhead towers over other landscapes.

3) Home to Major Headquarters

Within the past few years, Buckhead has delivered impressive buildings including Three Alliance Center and 309 East Paces. With One Phipps Plaza set to deliver in 2021, Buckhead has a lot in the pipeline with buildings like 102 W Paces Ferry Rd and Garden Hills office building proposed to break ground in 2020. Buckhead is home to major headquarters including Carters, Kids2, Brightwave Marketing, and Spanx.

Buckhead will continue to be a major commercial and financial center of the Southeast, living up to its reputation as being one of the most desirable and wealthiest places to live in Metro Atlanta. With Hub404 proposed to open in just five years and major U.S. headquarters continuing to make Buckhead their home, the submarket will be the place to be for years to come.
