Consolidation and Synergy for a Constantly Changing Company

Client Objectives

To continue to be successful, in the rapidly changing financial services sector, Fiserv needed to constantly re-group and re-allocate resources within the company. Because of this success, they have experienced rapid growth throughout the past two decades, with employees located in four separate office locations around Central Florida. Having separate locations posed synergetic problems and wasted resources. These challenges necessitated a full consolidation into one location.

Results

Over a 10 year period, all leases were strategically planned to be co-terminus in preparation for an eventual consolidation. In less than 24 months, a new 198,000 square foot facility went from programming, concept design, developer RFQ, RFP and final construction. This was accomplished with Cresa spearheading the project, employing local experts that utilizing a complete design team approach. Under Cresa’s leadership, the team included Hunton Brady Architects, Yovaish Construction, Real Estate Research Consultants and PM Realty. The architect led vision sessions, before offering programming and design schemes. The result was an efficient, cutting edge plan which promoted internal collaboration while minimizing the cost of employee churn. The contractor worked alongside the architect to provide cost saving communication and early budget numbers for interior build out. RERC led our efforts in securing state and local government incentives and PM Realty was on hand to provide building systems input (mechanical, electrical, life safety, elevators & backup generators).

Under Cresa Orlando’s leadership, Fiserv relocated to 600 Colonial Parkway, Lake Mary, Florida. This collaborative team approach between Fiserv, Cresa & its consultants along with their new landlord, resulted in an attractive & innovative facility that can be continually adapted to meet the ever-changing needs of Fiserv.

 

Two years after occupancy, Cresa was hired to market 26,000SF of excess space. Within six months, Siemens was a long-term subtenant.
