Success Story: Cresa + Arclin

Arclin sought a space that would bring their team together. Cresa successfully identified a highly amenitized location that not only consolidated operations into one efficient facility but also secured a landlord to fund the entire build-out. The new office is thoughtfully designed to enhance the work experience, providing a dynamic and inviting environment where employees are excited to come to work every day.

We’re a diversified materials company, so we do everything from creating chemicals that go into building products to pharmaceuticals to semiconductors and many other industrial applications. In addition to that we also build downstream building products. So, products that you see out in the marketplace today.

 We were coming up against the lease expiration on our previous corporate office space. So, we had to make a decision, stay there and renovate or find new class A office space.

Our previous place that we were was pretty suboptimal. I'd say it was kind of a going back to the past to the 80's type of look.

From Arclin’s perspective, it was an opportunity for us to improve the overall operational efficiency of the business.

Nobody on our leadership team are experts in designing and or even verbalizing what we're looking for. We just knew that we needed something different. So, that was really what brought us to Cresa. Cresa was with us at the beginning, helping us understand and being curious about what our needs were.

When we started working with Arclin it became pretty apparent that they wanted a space that was conducive to collaboration. They also wanted a space that was cool.

I think Cresa was instrumental in helping us find options for relocation that would fit with our needs and what we were looking for.

When we evaluated the entire market, they really wanted to focus on a location that had all the amenities. So, we looked at where all their employees were located. And we wanted to keep that as a central location, and we focused on landlords that we knew were hungry enough to fund the tenant improvements we needed and Sanctuary Park checked every box.

I think anytime you do a project of this size and scope there are going to be challenges in terms of potential cost overruns.

Our challenge was to get enough concessions to where the landlord covered the entire cost of the build out and we were able to move enough money from the landlord side of the table to completely cover the entire cost including the project management.

As we looked at Class A space, the immediate expectation is that it's going to be more expensive. But in fact, we were in two separate spaces before and we were able to optimize our cost in in this one corporate facility and essentially recreate the same cost position that we had with the old space.

You know, we had zero amenities where we were before. Being able to give folks not only a good inviting workspace that's ours, but also the expanded workspace, which is clubhouse, restaurants, fitness center, softball, baseball fields. I mean, these are all things that we never had.

Having a space that people actually want to come to it's a huge benefit, as well as something that can help us attract new talent.

What I found is that we have significantly more employees coming into the office working together, collaborating. It's that intangible operational efficiency and productivity that you get from having a collaborative space.

The experience really taught that yes, you can have an upgrade. It can stay within the budget and time frame, and with the right kind of help and expertise, match up well with what our objectives are, give us a space that is exciting for our team and really provide us a pathway for the future, not just the next couple of years.
