AgileDSS was in the process of growing their team and expanding their operations in Old Montreal when they engaged Cresa to evaluate all of the Lease versus Purchase options in the Downtown Montreal market. Cresa identified sites that could provide the necessary amenities and working environment to attract and retain talent.

• Identify options that can provide a collaborative open space working environment and reflecting the company’s dynamic culture.
• Analyze total occupancy costs and inducements proposed by landlords for competing options and compare to options for purchase
• Negotiate a purchase or lease of premises at a competitive market rate to accommodate the needs of their staff for the medium term.

Results

Cresa represented AgileDSS for the negotiation of a relocation within their current building to larger office premises at a favorable rate and obtained inducements from the Landlord to cover all of the costs of the renovations. Their current building is located in the heart of Old Montreal within close proximity to Square Victoria metro, with restaurants located in the building. Their new office was modified to give their employees a flexible and modern workspace with floor to ceiling glass finishes, an open kitchen, workstations and abundant natural light throughout.
After having completed an elaborate market study and Lease Vs. Purchase analysis, Laurent negotiated the relocation of our offices within our building to larger upgraded premises at a favourable rate.
