CED, one of the largest electrical distributors in North America, required a new distribution center for its Greentech division to serve the South Florida markets. The company wished to set up the distribution center in a short time frame in order to take advantage of state and local incentives. In searching for this new location, they named three top priorities:- The site needed to be in a central location to service the Tri-County area: Miami-Dade, Broward and Palm Beach.
- Being a startup location, CED wanted a site that could ideally attract local talent.
- The distributor also required an outside storage component that would be crucial to its operations and efficiencies.
Results
Miami’s Industrial team worked closely with CED – Greentech’s local and regional management to create and implement an effective expansion/relocation plan.
The team’s search covered the northern portion of Miami-Dade County and extended up to southern Palm Beach County. Ultimately, the client selected a location in a large, Class A industrial park in north Broward County. The chosen site addressed the Greentech division’s future growth plans and is centrally located in the markets it serves.
The Cresa team was able to negotiate a large, outside storage space as part of the client’s lease. They assisted CED in communicating with the proper municipalities for a zoning change for its storage use. As a result, the team was able to save the client from having to lease additional warehouse space.
