Client Objectives

Navitus Health Solutions is a Madison, Wisconsin based pharmacy benefit company committed to lowering drug costs, improving health and providing customer service to member organizations.  With company growth and recent healthcare initiatives directed through the Texas Healthcare Consortium, Navitus selected CresaPartners to carefully evaluate and identify facility options in Austin, Texas to meet Navitus’s operational, economic and growth requirements.  The objectives included:

  • Securing a new office lease within a four (4) month time period
  • Identifying a Class A property with an existing office configuration
  • Preparing financial analysis, space planning and general construction pricing

The overall objective was to identify the most cost effective office space requiring limited out-of-pocket capital while enhancing and introducing Navitus to the Austin marketplace.

The project team evaluated several locations offering existing conditions that best suited Navitus’s office configuration.  After numerous site tours, the most cost effective and best solution maximizing Navitus’s future business plan was a Class A building offering a competitive rental rate along with first class amenities.  The team successfully implemented a new lease transaction within budget and on-time to meet the client’s occupancy target.

  • Developed  and implemented an action plan involving surveys, site tours and analysis
  • Analyzed and summarized factors to streamline decision-making process
  • Leveraged the marketplace for effective negotiations to meet time constraints
  • Secured preferred floor and location within the building
  • Negotiated savings of over $194,000 in rental concessions
