Market Insights

A strong economic comeback and robust job growth have helped fuel the office vacancy recovery in Orlando.  Recently, strong demand (roughly 2.5 million SF in 2016 alone) has combined with an absence of new supply (cumulative inventory grew less than 0.5% per year from far less than the 3% from 2000-2010) to push vacancies to their lowest point since the recession. However, the metro received welcome news, when it was announced Downtown Orlando would see its first office-component tower in over a decade break ground in 2017. Despite the much-needed space infusion, there are still less than 650,000 SF under construction across the metro. This should allow vacancies to continue compressing, especially as long as office-using employment maintains its healthy growth pace.
