A new location involves many variables. Most concern your business needs — especially your labor requirements —which need to be studied intently long before you even consider the space that might address them.
Cresa’s experts will walk you through the entire planning process, from initial needs assessment through final decision, including site selection services, incentive negotiations and real estate site procurement for headquarters, e-commerce, warehouse/distribution and fulfillment operations, call center and the customer support industry. We have completed assignments in the United States, Canada, Mexico, South America, the Caribbean, the United Kingdom, and Asia.

We’ll help you find a market and location that reduces attrition, increases productivity and improves quality of service.  Our research is wide-ranging and thorough, and includes the following:

  • Demographic and labor analysis to match your ideal labor profile
  • Labor availability and sustainability analyses, that looks at cost, access and quality.
  • Population trends including current area growth and migration rates
  • Identification of ancillary labor forces, including military and college students, as well as levels of underemployment
  • Comparisons of available infrastructure, including telecommunications, transportation, power capabilities, utilities, POPs, redundant and fiber loops.

We coordinate the entire process, from site tours to meetings with economic development officials, and look at everything from growth plans for the community, to benefit and recruiting packages and drive times.

We’ll negotiate the most competitive incentive packages available.  Companies that make incentives and grants a priority in their corporate culture have a greater chance of capturing all credits and incentives available.  Taking the proper steps ahead of time can result in substantial dividends.

We will help you by identifying all existing grant and incentive processes, reviewing community and government relations procedures, and creating a plan of action for approaching the incentive/grant negotiations tailored to your company.

Timing is everything in incentive negotiation. Once a location has been selected and a commitment made, you’ve lost your bargaining power and may end up leaving money on the table. Our team of site selection experts negotiates incentive programs covering:

Quality Jobs programs  Federal employee zone credits
Customized job training programs Community development block grants
Qualified facility credits Federal renewal zones
Property tax abatements and
payment in lieu of taxes
Local urban renewal zones
Industrial revenue bond financing Native American tax credits
New market tax credits Payroll tax credits
State investment tax credits Discretionary credits and
Enterprise Zone Credits

Having a strategy to secure the best incentive package is essential. For example, evaluating sites that are located in different states can be important, as states are often not able to offer incentives when there is no competition from another location.

Working with your site requirements – the logistics, labor and other site needs – we will identify specific incentive opportunities, handle site searches in multiple locations, and conduct an economic analysis of each location.

Our analysis includes an assessment of current grant and incentive opportunities. Armed with that information, we will help you determine your primary objectives and evaluate incentive opportunities that meet your goals. We then meet with local and state economic development representatives, prepare and submit offers, and review all contracts.

With Cresa at your side, guiding you throughout the process, you’ll have the information you need to make the site decisions that are right for your company.
