Anchor Workspace Opens Coworking Space in Greenway Plaza

As the popularity of the coworking office trend continues to take off in the Houston market, Anchor Workspace has opened their first coworking location in one of the city’s premier office developments.

 

The executive coworking space is located on the third floor of 20 Greenway Plaza near the heart of the building’s namesake and iconic business district. With its polished and sophisticated buildout, Anchor Workspace will tap into a growing niche servicing established corporate users seeking new space while increasing flexibility and saving on costly capital expenditures.

Today’s market is generally bifurcated between the younger workforce looking for collaborative space with opportunities to network and corporate space users who need blocks of space for projects, overflow and the desire to look for shorter term leases.

 

“Not everyone is looking for the same coworking experience,” Paape said. “We wanted to create a balanced environment capable of accommodating a wide range of corporate users across a wide segment of demographics. Anchor Workspace, a privately owned workspace provider with more than 30 years of experience in the Houston market, is expanding their presence with a hybrid coworking solution that combines private offices with open, collaborative areas featuring upgraded finishes, exposure to natural light, premium services and walkability to neighborhood amenities. In addition, the space will feature generous food service areas and a private patio for event use.

 

Anchor Workspace also features a variety of differently sized meeting and training rooms with cutting edge technology that can easily accommodate small teams or large training sessions of up to 50 people.

“Landlords are looking for workspace providers to not only occupy space, but to serve as an amenity to their tenants,” said Sue Rogers, a principal in Cresa’s Houston office, who represented Anchor when signing the lease.

 

“Having available coworking space within the building could be seen as a real plus to potential occupiers who might be looking to expand in the near future or need short-term project space and are unable to be accommodated by the landlord,” Rogers added. “Offering spaces that are well connected with technology and designed to meet the needs of today’s corporate tenants can be an asset for all parties.”

 

Anchor was represented by Rogers and Steven Heal with Cresa, while the landlord was represented by Marilyn Guion, Steve Rocher & Trey Comiskey with CBRE. The architect was PDR, and the general contractor was Miller Lapoint.

 

This will be Anchor’s second location in Houston. The company currently occupies a full floor in the Mutual of Omaha Bank Building at 4265 San Felipe that primarily serves its River Oaks & Uptown users.
