Vacancy within the Sacramento industrial market has floated higher as supply has
outpaced demand for the past 2 years. Negative net absorption in three of the
past four quarters has been the main contributor to this downward trend, driven by
several moveouts and the delivery of nearly 2.5 million square feet of new space.
Move-outs have been concentrated on tenants between 50,000 and 150,000
square feet. However, the vacancy rate for Sacramento is still below the 10-year
average.
