Through an aggressive property pursuit, Cresa identified an off-market location that was under contract with another tenant. Cresa then learned that the competing tenant was represented by the broker who also represented the owner of the property. The conflict of interest provided a window to offer competitive terms and out position the other tenant.

In coordination with Cresa’s project management team, Cresa identified and addressed issues regarding fire sprinklers, soil, and potential costly site conditions. Ultimately, all liabilities were addressed during the lease negotiation. ABC was able to secure a lucrative & rare 1.5-acre yard site proximate to 5, 163, & 805 freeways in Kearny Mesa.
