Client Objectives

Cresa Philadelphia has been working with Beacon Financial Services since early 2021. While Beacon ultimately determined that a hybrid work model was sufficient for their future workplace strategy, the need for a strong office presence to collaborate and host clients remained paramount. With construction prices surging throughout the market, the project goal was to identify a space that had a pre-existing infrastructure in place to minimize their total moving costs.

Results


1200 Liberty Ridge Drive in Chesterbrook, PA has become Beacon’s new home as we were able to identify a sublease on the first floor of the building. This sublease, fortunately, had the exact space layout that Beacon needed, which achieved our goal of avoiding a construction project. Consequently, Cresa worked out two separate transactions with both the existing tenant and Workspace Property Trust (the landlord of the building) to arrange a long-term lease for Beacon. 
We are very grateful for the job Matt Hirshman and his team at Cresa did for us in our search for a new office home. Matt demonstrated great patience in working with us as he carefully walked us through a myriad of options, pricing, terms, and conditions... eventually narrowing down and negotiating a very favorable arrangement in an unusual market. We couldn't be happier with our new home. Great job, Matt!
