Premier Nutrition Bulks Up at Clif Bar's Former HQ, Landing One of Emeryville's Biggest Office Deals Since Pandemic
Protein specialist Premier Nutrition is bulking up in Emeryville, taking over a big chunk of office space formerly occupied by Clif Bar.
The company known for it's protein shakes, powders and bars, inked a 118,767 square-foot lease at EmeryTech that more than doubles its real estate footprint in the East Bay, according to sources familiar with the deal. The 10-year lease deal at 1400 65th St. was among the largest signed in the inner East Bay this year, and one of the largest in Emeryville since the pandemic.
"The market has been incredibly slow, so it's great to see a bright spot of growth," said Conor Ranahan, Managing Director with Newmark, who handles leasing for EmeryTech.
The new space is a huge expansion for BellRing Brands-owned Premier Nutrition, which has leased 38,000 square feet around the corner at Foundry 31 since 2018, later expanding to 50,000 square feet there. Under the new lease at EmeryTech, which was finalized at the end of June, Premier Nutrition's footprint grew by 68,000 square feet, or 136%.

BellRing Brands has grown substantially in the past few years. The company reported just shy of $2 billion in net sales in 2024, up from $850 million in 2019, according to filings with the Securities and Exchange Commission. Premier Protein, BellRing's flagship brand reported net sales growth of 23% in 2024.

Premier Nutrition was represented by real estate services firm Cresa, and Newmark's Ranahan worked with the landlord Perform Properties, Blackstone Real Estate's US office portfolio company that was formerly known as EQ Properties.
